A non-domestic energy assessor can only model the building using information that can be established during the assessment or supported by suitable evidence.
Where relevant construction details or building-service information cannot be established, the approved methodology may require assumptions or default values to be used.

Commercial EPC and TM44 Air Conditioning Inspections
A Commercial EPC and a TM44 air-conditioning inspection are different requirements.
The EPC assesses the energy performance of the building, whereas a TM44 inspection relates specifically to qualifying air-conditioning systems.
Government guidance requires air-conditioning systems with an effective rated output of more than 12kW to be inspected by an energy assessor, with inspections no more than five years apart. GOV.UK
